Supported Independent Living (SIL) and Specialist Disability Accommodation (SDA) are two distinct types of NDIS supports that often work together but fund different things.
Supported Independent Living (SIL) funds the support services people receive to help with daily living tasks. This includes assistance with personal care, cooking, cleaning, medication, budgeting, social interaction, and community access. SIL funding is part of the Core – Daily Living budget and is separate from the home itself.
For example, a participant may live in a Myxa-managed home or their own residence and receive SIL support for help with cooking, personal care, and daily routines.
Specialist Disability Accommodation (SDA) funds the housing for people with extreme functional impairment or very high support needs. SDA dwellings are purpose-built or modified to provide accessibility and safety features such as ceiling hoists, widened doorways, accessible bathrooms, or assistive technology. SDA funding only covers the cost of the housing, while SIL (or other support funding) covers the staff support provided within the home.
For example, a participant may live in an SDA property that includes full accessibility features and receive separate SIL funding for daily support provided by the Myxa team.
Together, SDA and SIL create a coordinated living arrangement where the home and the supports are managed separately but work in partnership to deliver safe, comfortable, and person-centred living environments.
SDA funding covers the housing component only — the physical building and its accessibility features. Most participants also require separate NDIS funding for daily living supports such as personal care, household assistance, community access, or specialist therapies.
These supports are typically either funded under Supported Independent Living (SIL) or other NDIS support categories within your individual plan.
Myxa provides a full range of these services, including SIL, Community Participation, and Positive Behaviour Support, ensuring continuity of care for participants residing in SDA homes.
For more information about how these supports work together, see our High-Intensity Support Framework.
Specialist Disability Accommodation (SDA) refers to purpose-built or modified housing for people with extreme functional impairment or very high support needs. SDA funding supports the cost of the housing itself, providing environments designed to maximise independence, accessibility, and safety.
SDA dwellings often include features such as accessible bathrooms, wide hallways, inforced walls, unbreakable windows, assistive technology, and ceiling hoists to support participants who require a higher level of housing design.
Myxa partners with experienced SDA developers and housing providers to offer high-quality, compliant homes across metropolitan Melbourne and regional Victoria. We work collaboratively to ensure every SDA property meets NDIS design standards and supports participants to live with dignity, comfort, and greater independence
Eligibility for SDA is determined by the NDIA through an evidence-based assessment process. SDA is only funded for participants who have an extreme functional impairment or very high support needs, meaning they require specialised housing to live safely and as independently as possible.
Once SDA funding is included in your NDIS plan, Myxa can assist by connecting you with suitable SDA housing options through our network of partnered developers and housing providers.
The NDIS recognises four main SDA design categories, each tailored to meet different participant needs and levels of accessibility. These design standards ensure safety, functionality, and independence across all SDA dwellings.
Myxa partners with SDA providers who deliver homes across multiple categories, ensuring each dwelling aligns with the participant’s NDIS funding and assessed support needs.
